Delhi NCR Real Estate Investments Surge 178% as Institutional Investors Return
Delhi NCR recorded a 178% year-on-year jump in institutional real estate investments during January-September 2026, driven largely by strong demand for Grade A office assets.
Delhi NCR has emerged as a major destination for institutional real estate investment in 2026, with inflows jumping 178% year-on-year to around $581.7 million during the first nine months of the year.
The surge was significantly higher than the growth recorded across India's overall real estate market. Institutional investment nationwide reached $5.9 billion between January and September, marking a 39% increase from the same period last year.
Office properties were the biggest attraction in Delhi NCR, with investors showing continued interest in operational, income-generating Grade A assets. Bengaluru and Chennai also recorded strong inflows, rising 21% and 91%, respectively. Together with Delhi NCR, the three markets accounted for nearly one-third of institutional real estate investment during the period.
Another major trend was the growing popularity of multi-city transactions. Such deals attracted around $2.9 billion, more than twice the year-ago figure, accounting for roughly half of total institutional investment.
Mumbai, however, saw investment fall 36% to $518.9 million, while Pune recorded a 66% rise to $492.4 million.
Domestic investors remained the biggest source of capital, contributing around $3.5 billion, or nearly 60% of total inflows. Foreign investment also increased 17% to approximately $2.4 billion.
The office segment nationally attracted $2.2 billion, up 46%, as strong leasing activity and demand for quality workspace continued to support investor confidence. Apparently, uncertainty has not convinced investors to stop buying—just to become more selective about where they put their money.
