Veteran filmmaker and producer Rakesh Roshan, father of Bollywood star Hrithik Roshan, has sold a sizable land parcel in Pune’s fast-growing Lohegaon area for ₹15 crore, according to property registration records reviewed on Sunday.
The transaction involves a plot measuring 1 hectare and 9 ares (approximately 2.7 acres), located at Survey No. 12/6/2 in Lohegaon, a micro-market in eastern Pune that has witnessed steady real estate activity due to infrastructure expansion and proximity to the airport and IT hubs.
The land has been acquired by C.P. Lands LLP, with the sale deed officially registered on December 26, 2025. As per documents, a stamp duty of ₹1.5 crore was paid, while registration charges amounted to ₹30,000.
📈 Deal valuation and market context
Based on the transaction value, the deal works out to approximately ₹5.5–₹5.6 crore per acre, broadly aligned with prevailing land rates in Lohegaon. Real estate experts note that the locality has emerged as a preferred destination for developers and investors due to improving road connectivity, upcoming commercial projects, and spillover demand from core Pune markets.
Industry observers say such high-value transactions reflect sustained confidence in Pune’s land market, even as residential sales across some cities have shown moderation.
🏢 Roshan family’s recent real estate moves
The Pune land sale is part of a series of notable property transactions involving the Roshan family over the past year:
-
In November 2025, Hrithik Roshan, along with HRX Digitech LLP and Filmkunj (Bombay) Pvt Ltd, acquired 10 office units in Mumbai’s Andheri West for ₹28 crore.
-
Later that month, Hrithik’s sister Sunaina Rakesh Roshan purchased two commercial units in Andheri East for ₹6.42 crore.
-
In June 2025, Hrithik Roshan and Rakesh Roshan jointly sold three residential properties in Andheri West for a cumulative ₹6.75 crore.
-
Earlier in January 2025, Hrithik leased out a 2,727 sq ft commercial property in Goregaon, earning a monthly rent of ₹5.62 lakh.
Together, these transactions underline the family’s diversified real estate portfolio across residential, commercial, and land assets in key Indian cities.
🏗️ What this means for Pune’s property market
Real estate analysts say celebrity-linked transactions often draw attention to emerging micro-markets. Lohegaon, once considered peripheral, is increasingly being viewed as a strategic long-term investment zone within Pune’s urban expansion.
With steady demand from developers and limited large land parcels available, prices in such areas are expected to remain firm, especially for plots suitable for mixed-use or commercial development.
