RBI Rate Hike Puts Pressure on Festive-Season Homebuyers

The RBI’s 25-basis-point repo rate hike to 5.50% could raise borrowing costs and make first-time and mid-income homebuyers more cautious during the festive season.

RBI Rate Hike Puts Pressure on Festive-Season Homebuyers
Homebuyers could face higher borrowing costs after the RBI raised the repo rate to 5.50%.
The Reserve Bank of India’s decision to raise the repo rate by 25 basis points to 5.50% could make festive-season home purchases more expensive for some buyers. It is the RBI’s first repo rate hike since February 2023.

Higher borrowing costs can eventually translate into increased home loan rates, potentially pushing up EMIs and the overall cost of long-term loans. The impact is likely to be more noticeable among first-time and mid-income buyers, who generally have less room in their monthly budgets.

Real estate industry executives expect festive housing demand to remain relatively resilient, although some buyers may take longer to finalise financing. Luxury housing could be less affected, with affluent buyers typically less sensitive to modest changes in borrowing costs.

The rate hike could also influence developers. If demand moderates, buyers may gain more negotiating power, while ready-to-move properties could become more attractive than taking on additional financial commitments for new projects.

The broader housing market is unlikely to be determined by one rate decision alone. Home loans often run for 15 years or more, meaning borrowers experience several cycles of rising and falling interest rates.

For now, festive shopping for a home may come with an extra calculation: Can the EMI fit the budget without turning the dream home into a monthly financial workout?
